Buying a house is one of the most expensive purchases people make. The majority of houses are in reasonable condition, however a small number can suffer from significant defects that require substantial expenditure. We can help you to avoid making an expensive mistake.
Building technology has changed over time. Older buildings need traditional building methods to prevent significant problems being caused. As part of our surveys we advise you as to whether repairs that have been undertaken are appropriate or otherwise, together with being able to advise you as to appropriate remedial measures.
A full building survey will comprise of a chartered surveyor undertaking a detailed inspection of the property and providing a bespoke written report along with numerous photos taken on the day of inspection.
We undertake all forms of building surveys such as pre-purchase surveys on heritage and grade I and II listed buildings in Tunbridge Wells, Sevenoaks, East Grinstead, Maidstone and the South East.
The office has been producing hand drawings for over 16 years. Computer aided design drawings are now also undertaken using the latest 2D AUTOCAD software.
We carry out a measured survey of your property and provide sketch designs based upon your requirements that also aim to enhance the significance of the property. Each home is unique and as a result, each demands an appropriate solution. Following agreement of a design we then submit the plans for Listed Building Consent and Planning Permission. We are also able to undertake contract administration of the building works.
We realise that listed and heritage buildings require sensitive design to be in-keeping with the existing property and we specialise in this.
The legislation relating to historic properties changed in 2010. Further changes are also likely in coming years and we ensure that we are up to date in understanding and applying the legislation.
Our methodology is to understand the property in the context of the legislation and create unique solutions for individual homes.
Party Wall Act
The Party Wall etc Act 1996 came into force on 1st July 1997. The Act places legal responsibilities on those undertaking building works within specified distances of neighbouring structures and party walls, amongst other things. Party Wall legislation is somewhat complicated and technical in nature.
Having undertaken Party Wall work since its inception in 1997, we have an extensive knowledge of the Act and its implications.
Whether you are a building owner undertaking works or have received a Party Wall Notice from your neighbour, we are here to assist to ensure that the building works can be undertaken with a minimum of inconvenience and we can ensure that your property is safeguarded.
We undertake Party Wall work in the surrounding areas including Sevenoaks, Tunbridge Wells, Maidstone and London.
A full Specification of Works is prepared stating the works required to be undertaken to your property in accordance with the Approved plans in order to realise the build. We tender to three reputable building firms in order to achieve a competitive cost for the works. We then oversee the works until they are completed to our high standards.
The works are run under a JCT contract and that covers the majority of eventualities. Site meetings are held on a regular basis. Our duties include checking the work on site, preparing valuations and negotiating a fair price for any additional works required.
We have undertaken project management on heritage and listed buildings in the local areas of Tunbridge Wells, Sevenoaks, East Grinstead and Tonbridge.
For some examples of work we have previously completed, please view our Portfolio page.
As Chartered Building Surveyors we are experts in building pathology. Over the years we have inspected thousands of properties and identified problems, found their causes and specified appropriate remedial measures. Maintenance is the key with all properties, but in particular older style properties; "a stitch in time saves nine".
If you have noticed something that concerns you, we are able to inspect the defect and prepare a letter format report. This will include a description of the defect and an analysis of its implications for the property and the occupiers, together with a remedial solution. Should you so wish we are also able to arrange for contractors to provide competitive tenders for the works and oversee the works through to completion.
Many older properties such as Listed Buildings and Heritage properties suffer from damp problems.
We offer damp surveys and reports in order to establish and correct the cause in Tunbridge Wells, Sevenoaks and Tonbridge.
